How to Sell Your House and Buy Another at the Same Time

 For most people, the ideal number of houses to have is one, not zero, not two. So as an agent, one problem that we solve is how to get you out of one house and into the next house without ending up with two houses or accidentally becoming homeless. To solve this problem, we do what's called a contingency sale. I help my client put in an offer that says my client will buy this home at this price contingent upon this home selling on this same date. Simple enough, but here's where it gets exciting. Often times you have multiple parties that all want to run contingencies at the same time. And so what happens is that there's this long chain of buyers who are all trying to change homes at the same time, like a chain of dominoes. Each sale is contingent on the sale before it closing without issue. And you can have buyers A, B, C, D and E. And buying and selling a home is an emotional process, cooler heads do not always prevail. So there can be five different real estate agents all representing five different home buyers, all trying to coordinate together to get everyone to the closing table without anyone having a meltdown. Because if someone gets called feet, or if seller B and seller C get into a squabble over a refrigerator, then there's a chain reaction, and the entire deal blows up for everyone involved, fires A through E no one gets a new house. People lose time. People lose money. I've had a deal where the average home price was $3 million very nearly blow up because a homeowner won't agree to leave the drapes in the living room. People think that real estate is easy. Real estate is not easy.
