Is it a buyer's market on Lake Oconee and Lake Sinclair right now?
Buyers have more choices, but they're still buying. Homes in Georgia's Lake Country that are priced right, presented well, and marketed properly are still getting attention, and some are getting multiple offers.
Listen to people talk right now and you'll hear it everywhere: "It's a buyer's market. Everything is slow."
Is that actually true? In my opinion, not really. This week alone, I was in two situations where homes received multiple offers. So yes, homes are still selling. But here's what every seller needs to understand: it's the right homes that are moving.
There's plenty of demand out there. It's just that a lot of homes aren't making the cut. Buyers are savvier than they've been in years, and they're not going to rush to settle.
Category A vs. Category B Homes
Think of today's market in two categories:
- Category A homes get snapped up quickly, sometimes with multiple offers.
- Category B homes sit for months on end, collecting price reductions and stale-listing questions.
Most Category B homes aren't bad homes. They just miss on one or more of the three things buyers care about most right now. If you're thinking about selling around Lake Oconee, Lake Sinclair, Madison, Greensboro, or Eatonton, here's what puts a home in Category A.
1. Price Is King
Today's buyers aren't in a rush. They have time, they have options, and they're watching the market closely on sites like Realtor.com and Redfin.
If you go on the market high, one of two things usually happens:
- Buyers wait you out until your price comes down to real market value.
- More likely, they buy a different home that was priced competitively from day one.
The first few weeks on the market are when your listing gets the most attention. Overpricing wastes that window, and every price cut afterward can make buyers wonder what's wrong with the home.
How to price a lake home right
On the lake, pricing isn't a simple radius search. Waterfront homes differ in water depth, shoreline, dock type, lot slope, and views. The right price starts with truly comparable sales and the homes you're competing against today. Then it's adjusted for current conditions like inventory and days on market.
2. Presentation Matters
No one is desperate to buy a fixer-upper just to get a piece of the market right now. That urgency faded with the frenzy of 2020 and 2021.
Today you have two options:
- Be turnkey. Clean, updated, well-maintained, and ready to move in.
- Price for the work. If the home needs updates, the price needs to reflect a fair discount for them.
What doesn't work is pricing a home that needs work as if it were turnkey. Buyers notice right away, and they move on.
Simple presentation wins before you list
- Take care of deferred maintenance and obvious repairs
- Declutter and depersonalize so buyers can picture themselves living there
- Make the lake (or the land) the star with clean sightlines and tidy outdoor spaces
- Invest in professional photography and video. For most buyers, that's their first showing.
3. Exposure: Being Seen Is Everything
You can have a great house priced correctly, but if no one sees it, that won't help you.
Lake Country buyers come from everywhere: metro Atlanta, out of state, and second-home buyers searching from hundreds of miles away. Your listing needs to reach them where they are, through:
- Professional video walkthroughs and social media
- YouTube, blogs, and online search
- Luxury and global networks for higher-end properties
- Local agent networks and the right MLS exposure
Work with an agent who has the presence and market savvy to put your home in the spotlight it deserves. You can follow broader market trends through NAR's research and statistics. But how a home is marketed locally often decides whether it lands in Category A or B.
So, Is It a Buyer's Market?
Yes, you can call it a buyer's market. But that doesn't mean buyers aren't buying.
The homes that are priced right, presented well, and marketed properly are still getting attention, and in some cases multiple offers. Buyers are just more selective now, and sellers need to be smarter about how they come to market.
Frequently Asked Questions
Why isn't my house selling in a buyer's market?
Homes that sit usually miss on price, condition, or exposure. Buyers have more options right now and will skip homes that are overpriced, need work without a matching discount, or aren't marketed well.
Are homes still getting multiple offers in 2026?
Yes, the right ones are. Well-priced, move-in-ready homes with strong marketing are still drawing multiple offers in Georgia's Lake Country, even while other homes sit.
Should I fix up my home before selling?
It depends on the home and the budget. Turnkey homes sell fastest, but you don't have to renovate everything. A trusted local agent can help you decide which updates are worth it and which are better priced in.
